So far, F&F has completed over 60 construction projects. We are one of 30 property owners in San Diego county with more than 1,000 units and one of two property owners with over 40 properties.

F&F INVESTMENT THESIS

Our long-term investment thesis makes it easier to see through the short-term market factors and focus on quality assets. We always strive for projects that have an opportunity to provide above market cash flow distributions and appreciation opportunities over a long-term horizon. We take on projects with a 10-year investment pro-forma mindset; however, there are times when it makes sense to exit prior or to hold on to the property longer.

At F&F, we specialize in identifying and acquiring properties in high-potential areas, ensuring well-captitalized investment opportunities for our partners. Our rigorous vetting process spans six months to a year, during which we meticulously evaluate each location's prospects. We then collaborate closely with city officials, submitting detailed plans for feedback and approval, which sets the groundwork for successful development. Once we secure the necessary construction loan approvals, our investors can rest easy knowing we've effectively de-risked the investment process. Additionally, our strong relationships with competitive lenders enable us to offer attractive financing options, further enhancing the appeal of our investment opportunities.
